Heating Plant Room Refurbishment & Building Controls– Fast Track 8 week programme
The Lichfield Garrick Theatre had been experiencing ongoing comfort and air-quality issues, largely associated with the highly sophisticated passive ventilation strategy incorporated into the original building design.
In addition, the existing low-temperature hot water (LTHW) plant and associated equipment had reached the end of its expected service life and was experiencing reliability issues.
PJ BIRD were contracted to design, supply, install and commission a complete refurbishment of the theatre’s heating plant room, together with an upgraded building management and controls strategy.
Scope of Works
PJ BIRD delivered a comprehensive refurbishment incorporating:
- LTHW plant room refurbishment: Complete refurbishment of the existing heating plant room, replacing ageing and life-expired equipment.
- Heating system upgrades: Installation of new and upgraded LTHW plant and associated mechanical equipment to improve system reliability and performance.
- TREND IQ5 BMS controls: Installation of new TREND IQ5 BMS mechanical control panels to provide enhanced monitoring, control and management of the mechanical services.
- LTHW controls: Integration of the LTHW heating system into the new BMS controls architecture, providing improved control and monitoring of the heating plant.
- Building-wide ventilation controls: Integration and control of the theatre’s full building-wide ventilation systems, allowing the ventilation strategy to be monitored and managed through the upgraded controls system.
- Testing & commissioning: Full testing, commissioning and handover of the refurbished heating and controls systems.
Addressing Comfort & Air-Quality Challenges
A key challenge of the project was addressing the theatre’s existing thermal comfort and air-quality concerns while retaining and effectively managing the building’s original passive ventilation strategy.
The upgraded mechanical plant and BMS controls provide the building operators with significantly greater visibility and control over the heating and ventilation systems, allowing the relationship between the LTHW heating system and building-wide ventilation strategy to be managed more effectively.
Project Outcome
The completed refurbishment has provided the Lichfield Garrick Theatre with a modernised and more reliable heating plant room, together with an upgraded BMS control infrastructure.
The new TREND IQ5 controls system provides centralised monitoring and control of the LTHW heating and building-wide ventilation systems, supporting improved operational performance, system management and occupant comfort.
PJ BIRD successfully delivered the project from design through to supply, installation, commissioning and handover, working within an operational theatre environment while upgrading critical mechanical infrastructure.
